The rent management service

The Camargue Immobilier agency is the manager of properties for rent mainly in the municipalities of Saintes Maries de la Mer. The geographic proximity of the managed properties allows us to be reactive and efficient and to ensure a quality link between the owners - lessors and their tenants.

I - Rental - research and installation of the tenant

This service includes the following guarantees :

• - setting up of suitable means of communication to find the tenant on professional sites such as Logic Immo, Seloger, Le Bon Coin ...
• - make targeted visits
• - select a solvent tenant
• - build and study the candidates' files
• - provide for mandatory diagnoses if necessary
• - establish the rental lease
• - organize the inventory of entry and exit

II - Rental management

It includes computerized management of rents and provisions on charges, allows the owner to provide secure management of rented goods and guarantees the following services :

• - collection of the security deposit, rent and provisions for charges,
• - monthly preparation of receipts and rent calls to tenants,
• - checking receipts and reminders of unpaid bills if necessary,
• - the monthly transfer of rent and charges to the owner by teletransmission,
• - the monthly edition of a management report to the owner,
• - the annual adjustment of rental charges,
• - the annual review of the lease based on the rental benchmark,
• - the establishment of the documents necessary for tax declarations,
• - management of repairs and claims.

III - The guaranteed rent option

It is important to note that only the tenant's income will be taken into account (no guarantor), except for students who may be guaranteed by their parents. The "rental guarantee" option will apply in addition to the conditions of the rental management mandate listed above and will ensure the following guarantees :

1/ - The guarantee of unpaid rents :

• - No waiting period,
• - Support since the 1st day of unpaid,
• - No deductible.

2/ - The costs of litigation and procedure relating to the costs of recovery of unpaid amounts constituted by the rents, charges and taxes provided for in the lease :

- The amount of the costs is not limited if the file is entrusted in its entirety to the lawyer of the Insurance Company subscribed by the agency.
